Burr Ridge Window Well Covers & Basement Windows
Burr Ridge is an estate-lot village, and that changes the job. The comprehensive plan encourages lot sizes of 30,000 square feet or larger, zoning districts run from roughly half-acre minimums up to five-acre ones, and a good deal of the drainage here happens on privately owned detention ponds that residents maintain themselves. Some homes are still on private septic.
On a wooded acre and a half, grading, roof water and window wells are all yours. There is no village storm sewer twenty feet from the foundation quietly doing the work for you. The median Burr Ridge home was built in 1990, and about half the housing stock predates that.
Flagg Creek, big lots, and a fifteen-foot rule
Flagg Creek runs through the village toward the Des Plaines River, and the mapped floodplains here follow both. On July 2, 2023, the National Weather Service logged 3.64 inches at Burr Ridge in a record flash flood that put water in basements across the southwest suburbs. Elm Street near Elm Elementary floods several times a year; in 2024 the village approved roughly a million dollars to replace a culvert carrying a 3.7-square-mile watershed.
Burr Ridge's building ordinance sets a rule worth knowing before you plan any drainage work: sump pump discharge must either connect to an approved storm sewer or discharge on site at least fifteen feet from any property line.
On lots this size that is usually easy to satisfy. It also makes a point worth sitting with β the water you pump out is still on your own property. Which is a decent argument for not collecting it in an open window well in the first place.
Permits and egress in Burr Ridge
The village adopted the 2021 International Residential Code effective January 1, 2025. Straight window replacement is exempt from permitting, provided there is no enlargement and no structural change. Cutting in or enlarging an opening for an egress window is not exempt, and finishing a basement requires a permit at $2.00 per square foot.
We did not find a Burr Ridge amendment changing the window well dimensions, so the 2021 IRC governs as written: a well of at least 9 square feet with 36 inches of projection and width, a permanent ladder or steps past 44 inches of depth, an escape opening of at least 5.7 square feet, and a cover that releases from inside without a key, a tool or special knowledge.
