Why do you need a window well cover? Because an open well collects rain, snowmelt, leaves, and animals — and standing water in an open well is the #1 cause of basement window leaks. A properly fitted cover keeps the well dry so the window behind it stays sealed.

Every cover is custom-built on site in your driveway, so there is no pre-made sizing guesswork and no gaps around older Chicago-area wells. We use G.E. Lexan polycarbonate rated to support 800 lbs — safe if a child, an adult, or a snow load ends up on top of it — while still letting in over 98% of natural light so your basement stays bright.

For egress wells, our covers lift off from inside without tools. That's what the IRC code requires: a person in the basement has to be able to exit through the well in an emergency, and our covers meet that standard.

Egress Window Wells

Do you have a basement bedroom or a finished basement used as a sleeping area? The current IRC code requires an egress window well — a window large enough to climb out of in an emergency, set in a well that gives a person room to actually escape. If you're finishing a basement, adding a bedroom, or selling a house with a non-compliant lower level, this is the upgrade that brings it up to code.

We install code-compliant galvanized steel egress wells engineered for safe emergency escape and inspector-ready installs. The minimum clear opening per code is 5.7 square feet (typically 20" wide × 36" or larger), the sill height can't exceed 44" off the floor, and the well itself has to project far enough from the foundation for someone to actually fit through the opening.

Every well is custom-fit on site to your foundation so it ties in cleanly with the siding and grade, and pairs with our code-compliant ladders (required when the well is 44" or deeper) and lift-off covers that come off from inside without tools — exactly what an emergency exit demands.

Basement Replacement Windows

Should you replace your old basement windows? If they are the original steel-framed units common in Chicago-area homes, the answer is usually yes. Old steel frames rust, leak air around the sash, and sweat with condensation every winter — which then rots trim and grows mildew on drywall inside.

Our energy-efficient basement replacement windows are Energy Star rated with a low-E and argon fill option, so you feel fewer drafts near the floor and pay less to heat the basement through Chicago winters. The vinyl frames won't rot or rust like the steel units they replace.

Ladders

Does your window well need a ladder? If the well is 44 inches deep or deeper and serves a bedroom or a finished basement, the current IRC code requires a permanent means of climb-out — a ladder or steps built into the well.

We install 4-, 5-, and 6-foot ladders sized to your specific well, so your family can exit safely in an emergency and your basement passes inspection when you sell the house. The ladders are anchored to the well, not the cover, so they stay in place year-round.

Extensions and Replacements

Why is water getting into your window well? Most often, the well sits below the surrounding grade. Runoff from the yard drains straight into it, and soil erodes over the lip and settles inside — plugging the drain and holding water against your basement window.

A well extension raises the top of the well a few inches above grade so surface water flows past it instead of into it. We also replace rusted-out or collapsing steel wells outright when an extension isn't enough. Both jobs are typically done in the same visit as a new cover.
