Hinsdale Window Well Covers & Basement Windows
Hinsdale has been losing its old housing and rebuilding it for thirty years. Roughly half the village's original housing stock has come down since the 1990s, with teardown permits at times topping a hundred a year against about 5,500 single-family homes. In 2022 the village started offering fee waivers, property-tax rebates and matching grants to owners who preserve historically significant houses instead β 79 homes were approved in the program's first sixteen months.
For us that means two completely different jobs on the same block. About one home in six here predates 1940 β the Robbins Park Historic District alone holds 368 buildings, largely built out in the 1890s and early 1900s β while the house next door may be a recent rebuild whose wells are fine and whose cover is not.
Salt Creek, Flagg Creek, and Graue Mill
Hinsdale straddles two watersheds β Flagg Creek and Lower Salt Creek, both tributaries of the Des Plaines. The Graue Mill subdivision, more than 340 homes on Salt Creek, flooded badly in 2010 and again in 2013, when an entire underground parking structure filled and residents were evacuated by boat.
The response was serious engineering: over 2,500 feet of storm sewer, more than 3,100 feet of floodwalls and berms, thirteen floodgates and four pump stations, roughly $4 million in all, built between 2015 and 2018. The Woodlands neighborhood got its own green-infrastructure rebuild, including 92 rain gardens across nearly four miles of reconstructed roadway.
The village's own yard-flooding guidance blames high groundwater, natural drainage paths and uphill development, and it is firm on one point: you may not tie a sump pump directly into the sewer, and discharge has to run at least twenty feet across vegetation. A well that drains and a cover that sheds is the same principle applied at the window.
Permits, egress and historic review in Hinsdale
Hinsdale adopted the 2021 International Residential Code, and it amended the escape-opening rules in a small but meaningful way: bars, grilles and covers over an emergency escape and rescue opening shall be removable. Mandatory language, not permissive.
The permit rule here is precise and worth knowing. Replacing a window in its existing opening does not require a permit. There is one more layer in Hinsdale that does not exist in most of our service area.
